Forty years of settling

McCormick Ranch and Gainey Ranch date to the seventies and eighties, which puts a great deal of the original ductwork past forty years.

The ducts themselves generally survive that fine. What has accumulated inside them across four decades is the point. Household dust is largely skin cells and fabric fiber, and a system that has run through forty Scottsdale summers has moved an extraordinary volume of it.

Tenure is what makes these neighborhoods particular. People stay, sometimes for decades, which means a system frequently on its second or third air handler and its first cleaning. When we open one, the material is not loose surface dust, it is compacted along the floor of the trunk.

Mature landscaping changes the mix

These neighborhoods have considerably more canopy than the newer north Scottsdale subdivisions, which is why people like living in them and why the systems take in something slightly different.

Pollen and fine organic material arrive through open doors and windows in spring in volumes a bare newer street never produces. It settles in the runs alongside the household dust and behaves identically once inside.

None of that argues for a different interval. It is simply what tends to come out of a McCormick Ranch system, and it looks different from what comes out of a house in DC Ranch.

The filter conversation

On a system this age we raise it whether or not you ask, because cleaning without addressing it buys you a year.

The filter is what protects the ductwork. A good one changed on schedule catches most of what would otherwise end up in the runs. A cheap flat panel in a house with animals lets a great deal straight past.

So if we clean a full system here and the filter is gray and sagging in its slot, you will hear about it along with what to change it to. The alternative is you paying again sooner than you should.

It is also why we occasionally tell people their system does not need doing yet. A well-filtered system in a house without pets can go a very long time.

Count your own openings first

Two minutes walking your house, and every conversation you have about this afterward is a different one.

Find everything tied to the heating and cooling. Supplies blow air out, mostly in ceilings, one or two per room. Returns draw air in, sit somewhere central, and are noticeably larger.

Total them, multiply by $55.25, and you have the figure before anything optional.

If a company will not quote from that number and insists on coming out first, they have left themselves somewhere to land.

What this actually achieves

The trade has a reputation it largely earned, so here is the account without the marketing.

What cleaning does: removes the dust, build debris and everything else settled inside the ductwork that gets pushed into your rooms whenever the system starts. On a system nobody has ever opened, the quantity is real.

What it does not do: cure allergies, resolve asthma, or make anybody measurably healthier. The EPA states plainly that duct cleaning has never been shown to prevent health problems, and we are not going to argue with them in order to win a job.

And it substitutes for nothing about your filter. Where the filter is neglected, that is the actual problem, and cleaning around it buys you about a year.

How we do it

1. Walk the system with you. Count openings together, look at the filter and the returns, and give a straight read on whether the work is warranted. On plenty of Scottsdale houses it is not.
2. Open it properly. Registers come off so the work happens inside the runs and the trunk rather than the first arm's length anybody could reach from a stepladder.
3. Agitate the material loose. A flexible rod with a whip head runs the length and lifts what has bonded to the duct wall, instead of shifting only what was already free.
4. Take it out of the building. Negative pressure throughout, so whatever comes free leaves rather than resettling in the next room.
5. Registers and grilles cleaned rather than wiped, since the grille is the part you look at every day.
6. Before and after down the same run, so the result is something you see rather than something you are told.

When it is actually worth doing

A universal interval would be a guess. What genuinely exists are circumstances that justify the work, and Scottsdale produces a particular set of them.

• A system nobody has ever opened in a house past twenty years
• New construction or a recent remodel, with build debris in the runs
• Buying a house somebody else lived in
• Dust visibly leaving the registers at start-up
• An odor nobody can place
• Rodent or insect evidence anywhere in the system
• A property that sits closed for months at a time

Absent all of that, with a decent filter changed on schedule, you may well not need this, and that is what you will hear.
